Active Leak or Water Stain
Dripping water, ceiling stains or unexplained moisture.

Active water intrusion usually traces back to a specific entry point — it doesn't mean the whole roof has failed. The location of the stain and how it changes with weather both help narrow down the cause.

Possible causes
  • Damaged or lifted flashing around vents, chimneys or valleys
  • Worn or missing shingles above the affected area
  • Ice damming in winter, backing water under the shingles
  • Clogged or damaged gutters holding water against the roof edge
What an assessment examines
  • The attic directly above the stain, for the actual moisture path
  • Flashing, valleys and penetration points on the roof surface
  • Shingle condition and granule loss in the surrounding area

Storm or Shingle Damage
Missing shingles or visible damage following wind, hail or falling branches.

Storm damage isn't always visible from the ground. A missing shingle is obvious — but wind and impact can also loosen or crack shingles that still look fine until the next rain.

Possible causes
  • High winds lifting or tearing off shingles
  • Hail impact cracking shingles or knocking off granules
  • Falling branches or debris during a storm

  • The full roof surface for missing, cracked or lifted shingles
  • Impact marks and granule loss that aren't visible from the ground
  • Whether the damage is localized or affects the whole roof

Suspected Animal-Related Roof Damage
Visible damage around shingles, vents, soffits or roof edges that may have been caused by animals.

Animals typically find their way in through an existing weak point — a gap in soffit venting, a chewed vent cover, or a loose section of fascia. The roof damage and the entry point are usually the same thing.

Possible causes
  • Chewed or torn vent covers and soffit panels
  • Widened gaps at roof edges or fascia boards
  • Nesting material compressed under shingles or in valleys

  • Entry points around vents, soffits and roof edges
  • Structural damage to decking, fascia or shingles
  • Whether the area can be safely closed once it's confirmed clear
